Process of buying a new home with us.

Buying a home is one of the most stressful things you'll do, but knowing how will make the ride much smoother.
This guide walks you through steps to buying a home.

    Assessment

    The first step in buying a home is to assess your needs:
    1. What size house do you need
    2. Where would you like to stay
    3. How much can you afford to pay

    Information Required

    We need the following documentation from you to kick start the process:
    1. A completed Client Information Form
    2. A clear copy of your I.D.
    3. 3 Months payslip
    4. 3 Months Bank statement
    If you earn commission or over-time, we will require a total of 6 months pay slips in order to calculate an average monthly income.
    Co-applicant:
    If you have a co-applicant (a person who is buying the house with you) then we will need the same documentation from them.
    If you are married in COE, we will need a copy of your marriage certificate and your spouse's I.D.
    If you are divorced we will need a copy of your divorce certificate.

    Bank Application

    You will need to sign the following documentation before we are able to submit your application to the banks:
    Final Quotation
    House plan
    Building Contract
    Offer to purchase
    Schedule of finishes
    NHBRC Enrolment Certificate
    Power of Attorney
    Connection documents
    Your completed application is then submitted to all the major banks to ensure you receive a competitive interest rate.
    Once a bank has approved your application, they will instruct the attorneys to draw up the necessary documentation for you to sign. We in turn have the pleasure of informing you that your application was successful and will provide you with the details, such as the name of the bank which approved your bond application and what interest rate they awarded you.

    Construction

    Once all the documentation is in place and the property has been registered into your name we can then begin construction.
    During the building process the following parties inspect the construction:
    NHBRC
    Council
    Engineers
    The Bank

  5. 5

    Occupation

    You will inspect the house together with the company representative then handover final product.
    Once both parties are satisfied, you will receive the keys to your new home!
    You will get a three month retention period in which we will fix any defects should they occur.
